Regional law firm takes another full floor off the market at the Research Triangle’s high profile, amenity-filled towerDrawbridge Realty has signed its third major tenant at Imperial Tower, a 265,000 square foot Class A office property currently undergoing a $10m renovation and amenity upgrade at 4320 Emperor Boulevard at the entrance to Raleigh-Durham’s Research Triangle.
Law firm Robinson, Bradshaw & Hinson, P.A. signed a long-term lease for 30,905 sq. ft., taking a full floor at the 11-story, LEED Silver-certified building. Founded in 1960, Robinson Bradshaw is one of the largest law firms in North Carolina. The lease for the entire third floor consolidates two Raleigh-area locations for the Charlotte-based firm.
“We’re delighted to add the top-tiered law firm of Robinson Bradshaw to the vibrant business community we’re building at Imperial Tower, said Mike Embree, Chief Portfolio Officer, Drawbridge Realty. “Our goal was to provide superior amenities and create an environment where employees collaborate and thrive outside of their office suite. By doing so, we are confident we will have successful lease-up to companies seeking quality workspaces.”
“We are excited for Robinson Bradshaw to begin its next chapter in Imperial Tower. This move is an investment in our clients, our people and our commitment to the Triangle. With its central location, high-quality amenities and enough space to join together our teammates from our growing Chapel Hill and Raleigh offices, this move will support our dedication to partnering with our clients to provide the highest level of legal service,” said Stephen Cox, managing partner of Robinson Bradshaw.
Greg Sanchez, Ryan Gaylord, and Robin Roseberry Anders of NAI Tri Properties represented Drawbridge in lease negotiations. Ben Litke of Cushman Wakefield represented Robinson Bradshaw.
“Drawbridge’s amenity strategy is working, and the market is responding,” said Greg Sanchez, CEO of NAI Tri Properties. “Imperial Tower has real momentum right now. Tour activity is up, inquiries are consistent, and each new lease is reinforcing tenant confidence.”
In the last 90 days, Drawbridge and NAI Tri Properties have filled almost 165,000 sq. ft. of the building, leaving just 100,000 sq. ft., or slightly over 3 floors, available. In December, Aspida Financial Services signed for three floors as its new headquarters. Earlier this month, Victra, the largest authorized Verizon retailer in the country, signed a lease for a one and a half floors.
Late last year, Drawbridge began a major repositioning and upgrade plan for Imperial Tower, including a café/bakery/coffee shop, a golf simulator, a fitness center with locker room and shower facilities, a tenant lounge and game room, a wellness room, a waterside patio, athletic fields, and pickleball and sports courts. The $10M improvement program also includes a complete lobby and conferencing center renovation.
