Drawbridge Realty announced it has acquired additional land adjacent to Imperial Tower as part of a plan to install even more amenities for future tenants of what is widely considered to be the most visible office building on I-40. Terms of the land acquisition were not disclosed.
Drawbridge intends to convert the one-acre land parcel into a rare dedicated amenity for a modern multitenant office tower: an outdoor athletic field for team sports. The field will include a soccer pitch, as well as pickleball and basketball courts.
The investment in additional outdoor space at the 11-story tower complements a major renovation program soon to be underway.
$10M program adds a fitness wing, game room, and upgraded facilities
Drawbridge’s $10 million investment into the building adds a full-floor of premium tenant amenities, including social and game lounges, a flexible conference facility for meetings holding 120+ people, a fitness wing with locker room and shower facilities, golf simulator and putting green, billiards room, and a bike hub with storage.
A centerpiece of the amenity program is a locally operated café/bakery/coffee shop offering artisan coffees and a locally sourced menu of breakfast, lunch, pastries, and desserts. This vibrant space creates a true community hub in the building, giving tenants a convenient and high-quality dining experience without leaving the office.

Imperial Tower’s improvement program also includes a lobby renovation that adds updated reception facilities, a social lounge, a beverage station, a water feature, and two floor-to-ceiling LED video displays. In addition to the planned sports complex, outdoor common amenities will include a waterside patio with fire pits and lounge furniture, and a garden.
