Less than one month after announcing a 90,000 SF headquarters lease with Aspida Financial Services, Drawbridge Realty has attracted a second headquarters tenant to Imperial Tower. Earlier this week, Victra, the largest authorized Verizon retailer in the country, signed a long-term lease for 43,665 SF.
“Despite the fact that our construction and major renovation to the common areas will not be completed until later this summer, we continue to see tremendous interest in Imperial Tower from a broad range of tenants, and we’re delighted to welcome Victra to the building,” said Mike Embree, Chief Portfolio Officer, Drawbridge Realty.
“We’re excited to expand our presence at Imperial Tower and to be part of such a well-designed space,” said Rich Balot, Founder and CEO of Victra. “Mike and the Drawbridge team have created an environment that truly reflects how modern teams want to work, and we’re proud to join the space. As a Raleigh‑based company celebrating our 30th anniversary this year, opening a new office like this is a meaningful way to honor our roots, our growth, and our future right here at home.”
Drawbridge Realty acquired the LEED Silver certified building at 4820 Emperor Boulevard in December 2020. At the time, the 11-year-old building was fully leased through May 2026, but the existing tenant decided to vacate the building after initiating a remote work policy during COVID. The building occupies a ‘Main and Main’ Triangle location at I-40 and I-540 and is just two exits from Raleigh-Durham International Airport (RDU).
Late last year, Drawbridge began a major repositioning and upgrade plan for Imperial Tower, including a café/bakery/coffee shop, a golf simulator, a fitness center with locker room and shower facilities, a tenant lounge and game room, a wellness room, a waterside patio, athletic fields, and pickleball and sports courts. The $10M improvement program also includes a complete lobby and conferencing center renovation.
Greg Sanchez, Ryan Gaylord, and Robin Roseberry Anders of NAI Tri Properties represented Drawbridge in lease negotiations. Doug Brock, Joe Zona, and Issac Brown of Newmark represented Victra.
