The task of tenant representation does not end with the consummation of the transaction whether a lease or purchase; in fact, in many ways, it is just the beginning. At Tri Properties, the emphasis is on getting the tenant in the most efficient and cost-effective space possible. While this obviously includes the occupancy costs, it also includes program development and construction. If the space does not allow for maximum efficiencies by the user, then even the best lease or purchase terms would be nullified over the term of the tenant's occupancy. Tri Properties' project management provides construction management consulting services for the benefit of its clients. Whether it is a build-to-suit or a retrofit of existing space, this service begins with an analysis of the tenant's requirements and program development and continues throughout the construction planning process and ultimately to the punch list. The project management group is uniquely qualified to act on the tenant's behalf utilizing its years of landlord construction experience. With this development experience, Tri Properties offers in-house architectural expertise to provide yet another level of review and refinement to the planning and construction process whether it is a retrofit in existing space or new tenant construction.
