Tri Properties' tenant consulting services augment a solid, diversified presence in the marketplace and complement the firm's expertise in development, brokerage and property management. A wide selection of consulting services is available to assist the tenant with any situation that may need to be addressed. Our construction services run the gamut from design to delivery. For example, the firm has been instrumental in providing comprehensive analyses of the real estate market to supply clients with market intelligence upon which to base future lease/purchase decisions. Another area of expertise is assistance in analyzing a tenant's current use of space, future space requirements and whether to relocate or expand at its current site upon lease expiration. The firm also provides facilities management and lease administration consulting services.

Facilities management is an enhanced property management service provided on behalf of a tenant who occupies an entire building whether that building is owned or leased. In addition to typical property management services, facilities management incorporates additional services such as mailroom services, copy reprographics, word-processing pool, motor pool/maintenance, and convenience and travel planning. Benefits to the client are improved flexibility, increased efficiency, reduced payroll headcount and, most significantly, potential overall cost reduction.

Lease administration utilizes the financial accounting and reporting functions of property management and applies them to the clients' portfolio of leases. By applying the firm's expertise to a careful review of the costs, payments and billings resulting from leasing and occupying space, Tri Properties can implement a program which would eliminate overpayment and false billings, thus creating an efficient money-savings oversight operation for a single lease or multiple leases. In addition, it allows Tri Properties to track options contained within leases so the client can notify its landlord of the exercise of the applicable option.
