Greg Sanchez
Greg Sanchez SIOR, President

Greg Sanchez, SIOR, has been president of Tri Properties since 1994 and effectively provides strategic vision and direction. He is recognized as an entrepreneur in the marketplace and continues to lead the firm in new opportunities with proven methods for creating and implementing successful real estate decisions. He oversees leasing & brokerage and investment services, directs marketing and development programs, and leads the firm's efforts in acquisitions, dispositions and build-to-suit transactions. He is one of the few accomplished in every discipline of commercial real estate.

Most recently, Greg has been recognized for his lifetime real estate achievements and positive impact on the Triangle community, receiving the prestigious "Pillar Award" of excellence from Triangle Business Journal and the "Impact Award" from Triangle Commercial Real Estate Women.

Greg has overseen and been instrumental in all areas of commercial real estate in the RTP/I-40 submarket including land assemblages, investment sales, leasing and the development of office, industrial and retail space. He has developed over 4.5 million square feet of office, industrial and retail space and is the visionary behind the 2003 REDY (Real Estate Deal of the Year) "Top Development Project" recipient Town Hall Commons mixed-use park in Morrisville, as well as Palladian Corporate Center and numerous land assemblages near the intersection of I-40 and 540, the Triangle's two main thoroughfares. His outstanding leasing record and strong development portfolio earned him the "Triangle Broker of the Year" award in 1988 by the Main Street Association and multiple designations as one of Triangle Business Journal’s "Heavy Hitters".

Greg received the 2007 "Top Office Lease" award for a 252,000 square foot Quintiles Plaza and in 1995 brokered a "Largest Industrial Lease" build-to-suit lease for IBM's 450,000 square foot customer fulfillment center in Imperial Center. Under his direction Imperial Center Business Park has been recipient of the "Top Development Project" award in 1995, 2000 and 2007. He has also received multiple designations as a member of the TCAR Million Dollar Land Sales, Sales and Office Leasing Club, and CoStar Power Broker awards.

Greg is a triathlete and has competed in the Ironman World Championship in Hawaii. He is a US Triathlon Age Group All-American and is still active in triathlete competitions today. Greg received a B.S. in Industrial Relations from the University of North Carolina at Chapel Hill and actively supports his alma mater by endowing multiple swimming scholarships, two memorial swimming scholarships in memory of former teammates.
 
Clay Stober
Clay Stober, Senior Vice President/Partner

Clay Stober's real estate career began with his tenure at Barnes, Morris, Pardoe & Foster (now CB-Richard Ellis) in Bethesda, MD.  As a Vice President, he represented both landlord and tenant clients; most notably CNA Insurance, Realty Investment Company and Perkins Development. Clay comes to Tri Properties from Duke Realty Corporation where he managed multiple asset responsibilities within a 4.5 million square foot portfolio and was involved in the development and lease up of over 1.6 million square feet. His primary responsibilities include leasing Imperial Center Business Park ,Town Hall Commons in Morrisville, and East 54 in Chapel Hill.

Clay is the recipient of numerous top awards in both office and industrial categories and is a three time recipient of the annual "Top Office Lease" award. Most recently, for the 252,000 square foot Quintiles Plaza build-to-suit lease in Imperial Center Business Park in Durham. The transaction, valued at more than $79 million, houses Quintiles Transnational’s global headquarters and promises to bring 1,000 jobs to the Research Triangle area. Clay has been a multiple designate of the TCAR Million Dollar Office and Industrial Leasing Clubs, as well as the recipient of TCAR’s "Lease Transaction of the Year".  He has also received Commercial Real Estate Heavy Hitter distinctions by the Triangle Business Journal, and has received multiple designations as an Office and Industrial CoStar Power Broker.

Clay received his bachelor's degree in Communications at Pennsylvania State University. He is a member of the National Association of Industrial and Office Properties (NAIOP), Triangle Area Office Building Association (TRAOBA), RTP Rotary Club and Triangle Commercial Association of Realtors (TCAR).
 
Tim Capps
Tim Capps, Vice President, Corporate Services Division/Partner

Tim Capps joined Tri Properties in 1997 as a Real Estate Broker with a primary focus on corporate tenant representation. Through international strategic partnerships Tim is able to serve his clients' global real estate needs and has amassed a distinguished and loyal list of both privately held and publicly traded clients that includes Flextronics International USA, Inc., Cormetech, Inc., Fonville Morisey Realty, Inc., Standard Pacific Homes, Inc., Smith Moore LLP, MicroMass Communications, Inc., Wavecom, Inc., IXIA, Wellpath Healthcare, Cato Research, Ltd., Sony Ericsson Mobile Communications (USA) Inc., State Farm Mutual Automobile Insurance Co, and Investors Title Insurance Company.

Tim is the recipient of multiple Real Estate Deal of the Year awards including "Top Industrial Lease" and "Top Flex Lease". Tim received the 2004 "Top Office Sale" for his Network Appliance, Inc. (NetApp) deal in which NetApp purchased three vacant shell buildings owned by Cisco Systems. The buildings are located in Cisco’s RTP campus and, combined, total approximately 550,000 square feet. The deal was valued at $23,968,760. Tim is a Million Dollar Office, Retail and Industrial Leasing Club member, CoStar Power Broker, Commercial Real Estate "Heavy Hitter", and has been named a top "Mover and Shaker" in the Triangle.

Tim is an active member of the Triangle Commercial Association of Realtors (TCAR), the National Association of Industrial and Office Properties (NAIOP), Council for Entrepreneurial Development (CED), and National Commercial Association of Realtors (NCAR). He also has served on the Board of Directors and is the former president of the Triangle Area Office Broker's Association (TRAOBA) and is a candidate for the CCIM and SIOR designations.

Tim is a graduate of the University of North Carolina at Chapel Hill with a B.S. from the Kenan Flagler Business School. He was a member of the UNC Varsity swim team and actively supports his alma mater today by endowing a swimming scholarship.
Tucker Shade
Greg Capps, Associate

Greg joined Tri Properties’ Asset Leasing Team in 2008. He began his real estate career with the Frederick Ross Company in Denver, Colorado in 2002.  While at Frederick Ross he worked alongside one of the area’s top real estate professionals gaining experience in tenant and landlord services.

In 2004 Greg focused his efforts on tenant representation and moved back to North Carolina to work with the Triangle’s premier tenant representation firm Corporate Realty Advisors. While at CRA, his clients included such companies as HSBC, Connexion Technologies, Ward & Smith, P.A., Vandeventer Black, Hardison & Associates, ARAMARK Refreshment Services, Ajilon Finance, Resolvit Resources, Physician Billing Solutions and Risk Management Associates.

In 2007, Jones Lang LaSalle, the world’s second largest real estate services firm, acquired CRA and Greg worked with the firm until his transition to Tri Properties.Greg is currently pursuing the designation of Certified Commercial Investment Member (CCIM).  He is also an active member of Triangle Area Office Broker’s Association (TRAOBA).

Greg is an active triathlete, who has completed the Ironman Triathlon in Louisville and enjoys playing golf.  He attended the University of North Carolina at Chapel Hill where he studied Industrial Relations and was a part of the 1997 – 1998 Varsity Football Team.  
Tucker Shade
Tucker Shade, Corporate Services Division

Tucker Shade joined the Corporate Services Division team at Tri Properties in 2004 and specializes in representing office, industrial and retail organizations with their facility needs. While at Tri Properties, Tucker has successfully represented businesses and end users in all aspects of commercial real estate including leasing, purchasing, selling, subleasing and sale/leaseback transactions.

Tucker has worked with organizations of all sizes ranging from Fortune 100 companies to local non-profits. Select clients include State Farm Mutual Insurance, Deutsche Bank, Flextronics, SunCom Wireless, The Catholic Church, Interact, True World Foods, Insurance House, The Nature Conservancy, Trigon Engineering, Crosland, Verity Asset Management and Emergys Corporation.

Tucker was recently recognized by the Triangle Business Leader as a 2008 “Mover and Shaker” and was also the 2006 Triangle Commercial Association of Realtors’ “Rising Star,” an annual award recognizing the area’s most up and coming commercial real estate professional. He is actively pursuing his Certified Commercial Investment Manager (CCIM) designation. He serves on the Urban Land Institute’s (ULI) Young Leaders Group Executive Committee, sits on the Board of Directors of Interact and is a member of the Triangle Area Office Broker’s Association (TRAOBA) and Triangle Commercial Association of Realtors (TCAR).

Prior to joining Tri Properties, Tucker worked in software sales and consulting in San Francisco, California. Tucker earned a Bachelor of Arts in Communication from the University of North Carolina at Chapel Hill.  While attending UNC, Tucker was a 4-Time All American and the Captain of the Men's Varsity Swim Team.
Becky Capps
Ryan Gaylord, Corporate Services Division

Ryan Gaylord has been a member of the Corporate Services Division team at Tri Properties since 2005. With experience in all of the commercial product sectors including office, warehouse, flex and retail space, Ryan focuses exclusively on tenant representation for corporate clients.

He has worked with a vast array of clients ranging from publicly held national companies to local and regional firms. His client list includes such notable organizations as State Farm Mutual Automobile Insurance Company, Investor’s Title Insurance Company, Drug Safety Alliance, Robuck Homes, Standard Pacific Homes, The Select Group, The State of North Carolina, SunCom Wireless, Synthon Pharmaceuticals, The Umstead Hotel & Spa and Rollins Inc.Ryan is actively pursuing his Certified Commercial Investment Member (CCIM) designation. He is a member of Triangle Area Office Building Association (TRAOBA), Triangle Commercial Association of Realtors (TCAR), Urban Land Institute (ULI), National Association of Industrial and Office Properties (NAIOP) and the Council for Entrepreneurial Development (CED).

Ryan is a graduate of Kenan-Flagler Business School at Chapel Hill with a Bachelor of Science Degree in Business Administration.
Jim Marshall


Jim Marshall, Director of Development
Jim Marshall has been involved in the design, development and construction of major business parks and commercial facilities throughout the southeast for the past 28 years. As Director of Development for Tri Properties, he has overall responsibility for the development and ultimate build-out of Imperial Center Business Park for Principal Financial Group. He is also responsible for implementing build-to-suit development projects throughout North Carolina. Jim has financed, developed and built in excess of eight million square feet of commercial space including nine business parks in joint venture with major US life insurance companies.

In addition to his prolific work at Imperial Center in Durham, Jim was recently instrumental in the development of Palladian Corporate Center along I-40 in Durham and planning Bethpage, a future mixed-use development on Page Road in Durham. In 2008, he plans to head a LEED® certified redevelopment of the Time & Temperature building in Raleigh’s Crabtree Valley at the intersection of Glenwood Avenue and Creedmoor Road.

Active in community affairs, he served as a member of the Greensboro Development Corporation in North Carolina. He was a past Board member of Eastern Music Festival, UNC-G Spartan Excellence Fund and Guilford County Multijurisdiction Zoning Committee. Formerly, Jim was a Trustee of the Greensboro Day School.

Jim received a Bachelor of Science degree in marketing from Villanova University in Villanova, Pennsylvania.

 
Steve McClung


Angus McDonald, Associate Director of Investments

Angus McDonald has been involved in real estate for more than eight years. Formerly in investment banking, Angus worked in the leveraged finance group at JP Morgan in New York. Through his experience and knowledge he helps both institutional and private investors achieve their real estate goals. Angus's primary responsibilities include investment sales, land investments/deal structuring and development.

Since joining Tri Properties in 2005, he has worked on transactions exceeding $250 million. Angus received the 2007 and 2008 TCAR Million Dollar Sales Club Award and also has received distinction as a Commercial Real Estate Heavy Hitter by the Triangle Business Journal and as a Power Broker by the CoStar Group.

Angus holds a Bachelor of Arts in Economics from the University of North Carolina at Chapel Hill, as well as a Masters in Accounting and an MBA from UNC's Kenan-Flagler Business School. He is a member of the Triangle Commercial Association of Realtors (TCAR), National Association of Industrial and Office Properties (NAIOP), and the Urban Land Institute (ULI), and also has obtained the prestigious Certified Commercial Investment Member (CCIM) and Accredited Land Consultant (ALC) designations.

Steve McClung
Patrick Woodruff, Development Associate

Patrick Woodruff joined Tri Properties in 2006. His main responsibilities include market research, serving as a development project analyst, and assisting in management of development activities at Imperial Center Business Park, Palladain Corporate Center, and Town Hall Commons.

Patrick received his brokerage certification and is a member of the National Association of Industrial and Office Properties (NAIOP), Triangle Commercial Association of Realtors (TCAR), U.S. Green Building Council (USGBC) and Urban Land Istitute (ULI).  Patrick is also currently pursuing his Leadership in Energy and Environment Design Professional Accreditation (LEED AP).

Patrick graduated from UNC- Chapel Hill with a Bachelor of Science degree in Business Administration. As a senior at UNC, Patrick was Captain of the swim team and recipient of the Athletic Director’s Scholar Athlete Award.
Steve McClung
Matthew Baker, Director of Construction Management & General Contracting

Matthew’s broad knowledge of the construction industry stems from the diversity of his experience having served as project engineer and tenant improvement superintendent for construction companies and most recently as project manager for a large, publicly-traded REIT, where he oversaw a portfolio that consisted of 5.5 million square feet of office, lab and industrial space.

He leads Tri Properties Construction Management and General Contracting, overseeing every aspect of your project including the pre-construction, negotiation and execution of subcontract agreements, scheduling and billing processes. Among the clientele he has served are AICPA, Quintiles, PPD, Fidelity Investments, BB&T, American Institute of Certified Public Accountants, Tekelec, Kerr Drug, GE Polymershapes, Sears and Salix Pharmaceuticals for whom he completed a 77,000 square foot upfit.

Matthew is a licensed North Carolina General Contractor and is a member of the National Industrial and Office Properties (NAIOP), Associated General Contractors of America (AGC) and the Associated Builders and Contractors (ABC).  He graduated Cum Laude from North Carolina State University with a Bachelor of Science in Construction Engineering and Management.
 
Tom Hypes
Tom Hypes, Director of Maintenance

Tom Hypes, Associate Director of Construction Management and Director of Maintenance, has been with Tri Properties since its inception in 1991. Tom has extensive experience in maintenance of commercial properties. He and his staff maintain approximately 5.6 million square feet of commercial and retail property in the Triangle area, as well as various properties in Wilmington. Tom understands that maintenance problems are prevented through frequent on-site inspections by trained technicians who are available 24 hours, providing immediate response to any problems that may arise.

Tom has been recognized for his outstanding performance and won the prestigious 2007 BOMA "Building Engineer of the Year" award. He has a North Carolina General Contractor’s License, is a member of the Associated General Contractors of America (AGC), the Associated Builders and Contractors (ABC) and International Facilities Management Association (IFMA), and has earned the designation of Facilities Management Administrator (FMA-BOMI). Tom is a graduate of Bowling Green Jr. College with a major in General Business Management and minor in Specialized Business.
 
Barbara Brown


Barbara Brown, Associate Director of Property Management

Barbara has been active in commercial real estate since 1985 when she joined a local full-service commercial firm. As small firms often require, she served in multiple capacities: Leasing Agent specializing in recruiting tenants for retail shop space, Director of the Merchants’ Association, Construction Liaison and Property Manager. Her varied experience performing in so many capacities gives her a broader understanding of the complexities of property management and an enhanced ability to deal with tenants’ concerns.

As the on-site Property Manager for Imperial Center Business Park since 1994, Barbara has been responsible for over 1.3 million square feet of office, flex and warehouse space. She has the unique ability to balance the twin commitments of keeping the owner’s objectives always in mind while satisfying the tenants’ need for an advocate. In 2003, she received TCREW's "Best Property Manager of the Year" award and in 2004 was named a Commercial Real Estate "Heavy Hitter" by Triangle Business Journal.

Barbara is a licensed broker in the state of North Carolina, a Certified Property Manager (CPM), a Real Property Administrator (RPA) and a member of the Institute of Real Estate Management (IREM), Building Owners and Managers Association (BOMA), and Triangle Commercial Association of Realtors (TCAR).

Barbara earned a B.A. in English from the University of North Carolina at Greensboro.

 
Ken Conoly


Ken Conoly, Senior Property Manager

Before joining Tri Properties, Inc., Ken spent 13 years in the hotel industry. Specializing in managing distressed properties, Ken was recognized for his ability to quickly turn around many ailing renovation projects. He received numerous awards including The Gold Key Award, Inn of the Year, and Employee of the Year.

For five years, Mr. Conoly served as Senior Property Manager for The Campus at University Place, a 5-building 272,000 square foot office and laboratory campus in Durham as well as Globe Center, an 8-building, 846,000 square foot warehouse / light manufacturing project in Morrisville. During that tenure, Triangle CREW awarded Ken its Champion Award as the 2001 Best Property Manager.

Ken now oversees the 205,000 square foot Quintiles facility at Berrington and Bradford Centers and the 205,000 square foot Sony Ericsson facility in RTP.  He also manages Town Hall Commons Business Park in Morrisville. Mr. Conoly is responsible for the day-to-day operations, annual budgets, monthly reporting as well as tenant retention.

Ken is a licensed broker in the state of North Carolina and is a member of the International Facility Management Association (IFMA) and Building Owners and Managers Association (BOMA). He attended the University of North Carolina at Wilmington and served in the North Carolina Army National Guard.

 
Michelle Wilson


Michelle Wilson Deese, Senior Property Manager

Michelle's strong commercial real estate background began in 1996 with a local commercial real estate firm. She was quickly promoted to Property Manager with CB Richard Ellis where she remained until joining Tri Properties in 1998.  In addition to being an accomplished property manager she also focuses her talents and enthusiasm into the acquisition of new business.

Currently, Michelle manages over 1.3illion square feet, 761,520 of which are located in Imperial Center, the Triangle area's largest mixed-use business park. She also manages Town Hall Commons Business Park in Morrisville and the Northside Center in Raleigh. Michelle takes a proactive approach to the management of her portfolio, which includes notable tenants such as Fidelity, Diosynth and Sanmina-SCI, resulting in more efficient operations. She knows that to earn the tenant's loyalty, she must not only understand the tenant's needs and requirements, but must anticipate them. Recently, Michelle received the 2008 BOMA "Property Manager of the Year" Award.

Michelle received her Associates of Science Degree and holds a real estate broker license in North Carolina. She is a Certified Property Manager (CPM®), Real Property Administrator (RPA), and is an active member of the Building Owners and Managers Association (BOMA), Institute of Real Estate Management (IREM®), Triangle Commercial Association of Realtors (TCAR) and Triangle Commercial Real Estate Women (TCREW).

 
Millie Estep
Tina Cain, Property Manager

Tina brings with her a large gamut of experience including fifteen years of international schooling and business in Germany, more than eleven years in management, owning a successful retail shop and has eight years of commercial real estate experience specializing in the executive suites industry in the Triangle.  She quickly gained credibility with her clients and is known for her leadership ability to unite, her hard work and strong customer service skills.

Tina is a licensed broker in the state of North Carolina and a member of Building Owners and Managers Association (BOMA). She earned a B.A. in Arts with a Business concentration from the University of Maryland – Munich Division and a B.S. in German and Psychology from the University of Wisconsin.
Millie Estep
Cheri Megan, Property Manager

Cheri has been working in the real estate industry since 1982 and as a property manager for eleven years with notable companies such as Colliers Pinkard and Sterling Realty. She has an in-depth knowledge of the commercial real estate industry from working in many of its capacities such as management, monthly reporting, annual budgets, cost control, invoicing, maintenance, tenant retention, construction fit-ups, renovations and leasing. She currently manages a portfolio of 1 million square feet of office, retail, flex and warehouse space throughout the Triangle.

Her experience, positive attitude, and approachable candor make her a valuable addition to the Tri Properties award winning management team. Cheri attended North Carolina State University and has had her North Carolina Brokers license since 1984. She is a member of Triangle Commercial Area Realtors (TCAR), a member of the Building Owners and Managers Association (BOMA) and is a designated Real Property Administrator (RPA)

Lyne Riddle


Lyne Riddle, Controller

Lyne Riddle oversees Tri Properties' day-to-day financial operations as well as the companies in Tri Properties' portfolio. In addition to her accounting responsibilities, Lyne also handles all aspects of Human Resources and administers the firm's computer network and IT requirements.

Lyne began her accounting career in 1982. Prior to joining Tri Properties, she was Vice President/Chief Financial Officer for the Brenner Real Estate Group in Pompano Beach, Florida. With over 20 years of experience in the Real Estate and Construction industry she is a vital asset to the efficiency and reliability of our team.

Lyne is responsible for the accuracy and timeliness of all monetary transactions and financial statements provided to property owners. She manages month-end closings and audit processes, provides budgetary input, oversees the processing of payables and receivables, and prepares and submits the monthly accounting reports for Tri Properties and the managed properties. Property owners, such as Northwestern Mutual and Principal Life Insurance, have come to rely on her expert advice and the precision of her financial information.

Lyne's alma mater is Wright State University in Fairborn, Ohio, where she holds an associate's degree in accounting. She is a Licensed Real Estate broker in North Carolina. She, along with her Accounting staff, were awarded the 2005 Triangle CREW award for Administrative Service.

 
Lyne Riddle


Annie Gebhard, Director of Marketing

Annie Gebhard leads the Tri Properties marketing department. She provides marketing guidance for owner/investor clients by developing innovative, high-end marketing materials to help distinguish them from others. Additionally she works on improving web-based communications, event planning, public relations, budgeting, strategic advertising and creating marketing materials for various purposes. Annie has a background working at advertising agencies assisting clients with marketing strategies by building effective media campaigns.  This experience provides her a strong understanding of the ever changing marketing needs for clients and will help support and promote all of Tri Properties’ services and endeavors.

Annie received a B.S. in Advertising with a concentration in Business from the University of Texas in Austin.
