<h4>Top 25% for Energy Efficiency</h4>
As of August 30th, Bristol Place, Carlisle Place, Quintiles Plaza, Stratford Hall, Winchester Place and Yorkshire Place have all achieved the Energy Star label, bestowed on buildings operating in the top 25% nationally in terms of energy efficiency.

This achievement marks another step in Tri Properties’ continued commitment to sustainability and energy efficiency throughout its 6.5 million square foot management portfolio.  Quintiles Plaza achieved the United States Green Building Council’s LEED Certification for Core &amp; Shell at the Silver level in 2009.

<h4>753,000 Square Feet in Durham</h4>
The six buildings represent a total of over 753,000 square feet of office space.  The buildings were constructed between 1995 &amp; 2010, and are all located within the Imperial Center in Durham, North Carolina.

&nbsp;

Tri Properties began evaluating the portfolio for Energy Star labeling in conjunction with the building owners, Principal Real Estate Investors, in 2009.  The evaluation process included incorporating some new energy efficiency initiatives into the management approach from the project team, along with some new capital improvements to the properties.

<h4>Building NC's Green Economy Through Teamwork</h4>
Third party consultants Lord Green Real Estate Strategies, Transwestern Sustainability Services, and Terrus Real Estate Group were engaged to evaluate opportunities for improvements in building efficiency, including capital improvements to the building’s lighting &amp; HVAC systems, operational upgrades to HVAC automation systems, and ongoing maintenance initiatives to improve energy efficiencies.

This team approach left no stone unturned in the evaluation process, facilitating the labeling process and giving the local management team future opportunities for continued improvement.
